How long should my gas furnace last? Isn't 20 - 30 years typical?

A recent article written by "Energy Star" (a government site run by the US Environmental Protection Agency and the US Department of Energy) states " It's time to replace your heat pump or outdoor condenser if it is over 10 years old, and your furnace should be replaced if over 15 years old." and to always replace with an "Energy Star" rated system to maximize your energy usage.

Q: What about warranties? Should I worry about an extended warranty?

Some manufacturers give basic (1) one year part and (10) ten year heat exchanger warranties for their furnaces. I would hesitate on purchasing this equipment if:

1) You are planning on staying in your home for more than 4 or 5 years. It takes only one service call to equal the extra investment of buying an extended warranty or a higher quality furnace that has a strong warranty such as 10 year parts and 10 year labor.

2) You are planning on selling your home in the near future. The warranty on most furnaces today is transferable and it just might be the selling point needed!

Q: Isn't bigger better? We had a contractor over that sized our replacement furnace a little smaller than the one that is currently there. We are concerned with it not being able to keep up in the winter.

A: No, bigger isn't always better. In fact, Usually it's worse. If the contractor is doing his job right and performed what is called a "heating load calculation" (how many btu's of heat needed for your home) it usually shows that most older furnaces were oversized (to be on the safe side) so the contractor didn't have to worry about call backs in the dead of the winter. Today with energy costs rising it makes a lot of sense to size the furnace to the exact amount of loss during the coldest time of the year.

Q: Aren't all furnaces pretty much the same? After all how different can something be that burns gas and blows air?

A: Good question. And the answer is yes and no. All furnaces perform the same duty. Meaning that they all turn on when there is a call for heat (thermostat signal) and then a blower motor circulates warm air into your house. That is pretty much where the similarities end. How the system controls the amount of gas being burned, how the burned gases are exhausted from the furnace, what type of blower motor is used, type of heat exchanger, etc. and most importantly is the warranty absolutely the best in the business? Sometimes trying to compare "apples-to-apples" is not so easy.

Remember that Amana offers a furnace and air conditioner line that not only give you a10 years parts and labor warranty, they also offer a complete furnace replacement if the heat exchanger ever should fail! Just follow this link to a better understanding why we at Porter & Heckman feel that these furnaces are simply the best in the industry.

Whole House Dehumidifiers

Q:What is a whole house dehumidifier? A:Whole house dehumidifiers are designed to give you dehumidification for your entire house. Unlike smaller portable units that can only extract a small amount (typically around 20-30 pints of moisture a day) these new systems can extract 100+ pints a day! Not only are they 3-5 times the moisture removal, they use less amps while the system is running. Therefore the pints/watts removal can and will save on electrical consumption!

Standby for Savings!

Just by letting us come out to your house at the drop of a hat, will save you 20% on your annual checkup!

What is "standby services"?

There are many times through the year that we are looking for a few jobs to keep our service technicians busy. Sometimes it’s just enough time for a routine checkup or two. That’s where you come in. If we can put you on our list of fill in work, we will give you 20% off the regular price of the annual maintenance. We both win! You get to save money, and our technicians get full work days! Look for the coupon here in our web site.
How it works:
Call our office and let us know that you need your heating or air conditioning system’s annual checkup and that you are willing to be put on standby. When we get a day that sometimes ends early for a tech, or maybe we have a cancellation, we will be calling you out of the blue to service your system. Give the service technician the 20% off coupon when he is done with his work.
What if I’am on a tight schedule?
You can still call our office for your routine service and be put on our schedule at a time that will work for you. We realize that many people have daily schedules that would prohibit you from being on standby. We also would like to remind everyone that when the hot weather sets in at the beginning of the summer, we are working hard on just trying to get to all the calls for systems that are not working. We still offer a "web" only coupon for those of you that need to schedule a time or certain day for your services.
When’s the best time to call for a routine checkup?
We would like to encourage all of our customers with systems that are operating properly to call ahead of the heating/cooling season so they wont have to wait in line during the peak times. Obviously you cant get your air conditioner serviced in the winter months or with temperatures below 60 degrees but any other time would work just fine. For your heating system anytime will work, even though when the weather is over 80 degrees most people probably don’t want to see us turning up the heat!
