Heating Faq's How long should my gas furnace last? Isn't 20 - 30 years typical? A recent article written by "Energy Star" (a government site run by the US Environmental Protection Agency and the US Department of Energy) states " It's time to replace your heat pump or outdoor condenser if it is over 10 years old, and your furnace should be replaced if over 15 years old." and to always replace with an "Energy Star" rated system to maximize your energy usage. Q: What about warranties? Should I worry about an extended warranty? Some manufacturers give basic (1) one year part and (10) ten year heat exchanger warranties for their furnaces. I would hesitate on purchasing this equipment if: 1) You are planning on staying in your home for more than 4 or 5 years.It takes only one service call to equal the extra investment of buying an extended warranty or a higher quality furnace that has a strong warranty such as 10 year parts and 10 year labor. 2) You are planning on selling your home in the near future. The warranty on most furnaces today is transferable and it just might be the selling point needed! Q: Isn't bigger better? We had a contractor over that sized our replacement furnace a little smaller than the one that is currently there. We are concerned with it not being able to keep up in the winter. A: No, bigger isn't always better. In fact, Usually it's worse. If the contractor is doing his job right and performed what is called a heating load calculation (how many btu's of heat needed for your home) it usually shows that most older furnaces were oversized (to be on the safe side) so the contractor didn't have to worry about call backs in the dead of the winter. Q: Aren't all furnaces pretty much the same? After all how different can something be that burns gas and blows air? A: Good question. And the answer is yes and no. All furnaces perform the same duty. Meaning that they all turn on when there is a call for heat (thermostat signal) and then a blower motor circulates warm air into your house. That is pretty much where the similarities end. How the system controls the amount of gas being burned, how the burned gases are exhausted from the furnace, what type of blower motor is used, type of heat exchanger, etc. and most importantly is the warranty absolutely the best in the business? Sometimes trying to compare "apples-to-apples" is not so easy.
